The Grid, a large-scale development situated on the border of Missouri City and Sugar Land, is approaching its final construction stages. Developers anticipate completing the entire master plan within the next three to five years. The site previously housed a major Texas Instruments industrial complex built in the mid-1970s before the company relocated to Sugar Land in 2012.
By 2025, most of the former campus had been cleared, though plans for the remaining structures are still being determined.
The project began in 2018 and has already opened several commercial and residential components. Anchored by Costco and Target, the shopping center features tenants such as In-N-Out Burger, Portillo’s, Hopdoddy, Cava, and Chipotle.
Residential options are also available, including 1879 i with studio through three-bedroom units, Arc at The Grid offering studio and three-bedroom apartments, and Lenox at The Grid providing townhomes and one- to three-bedroom apartments.
Future phases will introduce additional commercial, hospitality, and community elements. The project’s central gathering area, known as The Lawn, is designed to host live music, outdoor movies, and art shows, and will be anchored by a food hall. An outdoor dining concept called Luma Grove is also planned, although much of that area remains undeveloped.
While an originally proposed Drive Shack golf venue was replaced by the Costco location, developers are still pursuing a luxury movie theater and a premier health club for future entertainment phases. The long-term vision includes 500,000 square feet of creative-focused office space and up to four hotel brands. Initial hospitality plans outline two hotels that will share common amenities.
